These rules cover architectural standards, land use, and maintenance requirements, and are enforced by the developer or future homeowners' association.
- Use restrictions: All lots are for single-family residential use only. No business, commercial, or manufacturing activities are allowed. Quiet home-based activities like art lessons are permitted if they do not create nuisance or increase street parking.
- Construction & design standards: Each lot may have only one detached single-family dwelling up to two stories, plus a two-car garage. Minimum floor area is 2,400 sq ft (excluding garage, porches, patios). Main floor must have at least 60% of total heated/air-conditioned space. Exterior walls must be at least 90% masonry (brick, stone, or veneer). Roofs must have a minimum 8:12 pitch and use 25-year dimensional shingles (asphalt/composition, 240+ lbs per 100 sq ft). All homes must face the street, with a 25-ft setback from the street property line. Monument-style address plaques (e.g., cast stone or brass) are required.
- Parking & vehicles: No trailers, boats, RVs, campers, tents, storage sheds, inoperative cars, or commercial trucks over one ton may be parked or stored where visible from the street or front of the home. Commercial vehicles with company markings cannot park overnight.
- Pets & animals: Only common household pets (cats, dogs) are allowed. No wild animals, livestock, poultry, or reptiles are permitted, and animals cannot be kept for commercial purposes.
- Maintenance & landscaping: Owners must keep lots free of trash and debris, and mow weeds to under 8 inches. Within 30 days of certificate of occupancy, front yards must have sod (not hydroseed), at least two trees with 3-inch trunks, and underground sprinklers. If owner fails to maintain, developer may do so and file a lien. Lot owners who do not start construction within 18 months must install city sidewalks (or developer may install and file lien).
- Signs & antennas: Builder signs are prohibited after 180 days from certificate of occupancy. No outdoor antennas are allowed except AM/FM radio antennas inside the attic and satellite dishes up to 18 inches. All other antennas must be inside the attic.
- Amendments & enforcement: These covenants may be amended by the developer as long as the developer owns any lot in the subdivision, or by a majority of lot owners thereafter. The developer also has the right to approve building plans for compliance. A racial restriction note is included but is unenforceable under federal law.
