- Maintenance & nuisances: Lots must be kept clean and free of trash. Grass and weeds may not exceed unsightly height. The developer or association may remove trash or cut weeds after seven days' notice and charge the owner. No noxious, offensive, or dangerous activities allowed.
- Covenant term & enforcement: The covenants run for 30 years from the date of recording (1998), automatically renewing for successive 10-year periods unless two-thirds of owners vote to change them. Individual owners may enforce via legal action.
