Gordon's Eden Subdivision is a single-family residential subdivision in Burleson, TX, governed by recorded deed restrictions (not a homeowners association). The restrictions apply to all lot owners and are enforceable by any owner. No formal HOA or assessments are created; the rules are self-enforcing.
- Land use & dwellings: All lots are for residential purposes only. Only one single-family dwelling per lot is allowed. Minimum living area is 700 square feet. Light commercial activity is permitted on Lots 5-7, 16-17 in Block 3.
- Mobile homes & temporary structures: Mobile homes are allowed if they have at least 400 square feet and are under-pinned within 120 days of placement. A mobile home used while building a permanent house can stay only 18 months after the house's exterior is completed. No temporary structure may be used as a permanent dwelling.
- Livestock & animals: Swine are prohibited. Other livestock are limited to two per acre. Dogs may not be raised commercially.
- Fences & outbuildings: Fences may be barbwire, net-wire, wood, or stone. Materials not originally designed for fencing (e.g., bed springs, pallets) are prohibited. Outbuildings must be of good construction and neatly finished.
- Property maintenance & nuisances: Lots must be kept clean and free of trash, abandoned vehicles, and other debris. No obnoxious or offensive activities, no shooting ranges, and no wrecking yards. Items that detract from appearance must be stored out of sight.
- Parking & vehicles: All streets are off-limits to parking. Abandoned or junk vehicles are not allowed on any lot.
- Setbacks & utilities: Setback lines are as shown on the plat. Utility easements of 10 feet along rear and 5 feet along sides are reserved. Streets are off-limits to parking.
- Term & amendments: The restrictions are effective for 20 years from recording (1983) and automatically renew for successive 10-year periods. Amendments require 75% owner approval during the first 20 years, and 60% during the last year of any 10-year period thereafter.
