Lone Indian Ranch is a standard single‑family home HOA in a rural subdivision in Jack County, Texas. All lots are for single‑family residential use only; no condos or townhomes. The rules cover minimum home size, construction standards, property maintenance, and restrictions on short‑term rentals and vehicle storage.
- Minimum home size & garage: Every single‑family dwelling must contain at least 1,500 square feet of living area (excluding porches, garages, storage) and must have a two‑car attached garage or carport built of materials matching the main dwelling.
- Rentals & short‑term stays: Short‑term rentals (e.g., VRBO, Airbnb) are prohibited without written board approval. No guest quarters may be rented for income. Leasing restrictions may be adopted by the board at any time by resolution.
- Temporary structures & RVs: No RV, trailer, or temporary structure may be used as a residence except: (1) before 50% of lots are built, an RV may be used for camping up to 30 days at a time, 90 days per year; (2) with written approval, an RV may be used during construction for up to 12 months. Once 50% of lots have residences, camping in RVs is banned. Portable storage buildings are prohibited.
- Architectural review & construction: All exterior improvements require prior written approval. Applications must be submitted with plans in PDF format and a $250 nonrefundable fee. Construction must be completed within 12 months. No vinyl or aluminum siding; materials must be wood, stone, brick, hardiplank, or stucco. Roofing must be 30‑year or better composition shingles, slate, tile, or metal. Setbacks: 50 feet front/rear, 20 feet side. Height limit: 35 feet or 2.5 stories.
- Pets & livestock: Common household pets allowed but must be vaccinated and not run loose. Livestock (including chickens, turkeys) allowed only on lots of 5+ acres, with a limit of one animal per 2 fenced acres (max 20 birds per lot). Pigs, hogs, and peacocks are prohibited. Dog runs visible from roads must use chain‑link; otherwise chain‑link fences are prohibited.
- Parking & storage: All trailers, RVs, boats, and recreational vehicles must be stored in enclosed structures or reasonably screened from view. No overnight parking of semi‑trucks or similar vehicles. Unregistered or inoperable vehicles must not be stored on lots and are subject to towing. No storage of refrigerators, furniture, etc. outside.
- Assessments & fees: The board establishes an annual budget and levies assessments for common area maintenance, roads, insurance, and enforcement. Builders must pay one full year's assessments at lot purchase. The developer is not liable for assessments on its own lots.
