Spiritas Ranch is a standard single-family homeowner association (HOA) in Carrollton, TX. - Architectural review: Almost all exterior changes—including flags, flagpoles, gutters, rain barrels, solar panels, roofing, fences, and landscaping—require prior written approval from the Architectural Review Committee (ACC) or Declarant. Unauthorized modifications may be removed at the owner's expense.
- Flags & flagpoles: Only U.S., Texas, and armed forces flags are allowed. One flagpole per lot: max 20 ft freestanding (in front or back yard, at least 5 ft from property line) or max 4 ft attached to residence. - Signage: Political signs allowed 90 days before to 10 days after election, max 4'x6', ground-mounted only. For-sale/rent signs up to 6 sq ft require ACC approval. Seasonal decorations require written consent and must be removed within 10 days after the season. Security company signs allowed (one per lot, max 2 sq ft).
- Landscaping & trees: Front yard must have full sod and underground irrigation. Minimum 2 trees per lot (combined 6-inch caliper), with at least one ornamental tree on corner lots. Shrubbery: minimum 12 one-gallon plants and 12 three-gallon shrubs in mulched beds. No synthetic turf allowed. Owner must notify association of tree distress.
- Fencing & walls: Front fencing is not allowed. Side and rear fences must be cedar, 6 ft high, board-on-board, stained Sherwin-Williams Banyan Brown. No vinyl or chain link. Pool enclosures visible from street must be 6 ft or less, black, transparent mesh in metal frames. Security fencing in front yard must be open ornamental metal, max 6 ft.
- Roofing & solar panels: Minimum roof pitch 6:12 (main), 4:12 for porches/dormers. Composition shingles required (30-year warranty, colors: driftwood, black, gray). Solar panels require ACC approval, must be on rear or side roofs (not front elevation), painted to match roof, and must not void warranties. Non-functioning panels must be removed.
- Minimum residence size & materials: Minimum air-conditioned square footage: 1,800 sq ft on 40-ft lots, 2,000 sq ft on 50-ft or 60-ft lots (with 10% allowed smaller). Front-facing facades must be 100% masonry (brick, stone, cast stone), overall 85% masonry. Stucco allowed only for specific architectural styles (Mediterranean, Spanish, etc.) with ACC approval, max 3 per block face.
