This document is a partial, ancillary rule — specifically the Amended and Restated Parking Rules for Lakeshore Village, a townhome community in Cedar Hill, TX, governed by a homeowners association (HOA). It replaces earlier parking rules and applies to owners, tenants, occupants, and guests. It does not contain the full CC&Rs or other rules (e.g., pet, pool, leasing, or age restrictions).
- Vehicle registration & stickers: All personal residential vehicles must be registered with the association within 15 days of moving in or acquiring a new vehicle, and must display a community sticker on the lower right rear windshield. Failure to register is a violation subject to fines and towing.
- Commercial & recreational vehicle restrictions: Commercial/recreational vehicles (e.g., trucks over ¾ ton, trailers, campers, boats) may not be kept anywhere in the community without board approval, except for brief service/delivery stops (max 4 hours between 8AM–5PM) or loading/unloading (same limit). Vehicles transporting flammable/explosive cargo are prohibited at all times.
- Personal residential vehicle parking: Personal vehicles must be parked inside the enclosed garage (designed to hold two vehicles). Driveways may only be used for vehicle access, not storage or guest parking (without board approval). Guest parking spaces are strictly for guests; residents may use unmarked spaces temporarily (max 2 hours between 7AM–7PM), and from 7PM–7AM all resident vehicles must be in garages or unmarked spaces. Overnight parking of personal vehicles in guest spaces is permitted only with a permit (limit 10 nights per month per townhome, max 3 consecutive nights, and 9 total nights per calendar year without board approval).
- Guest parking: Guests must park only in the 36 designated guest parking spaces. Guest vehicles may park in guest spaces without a permit from 7AM to 11:59PM; between midnight and 7AM a valid overnight permit is required. Vehicles without permits will be considered in violation and may be towed.
- Street parking prohibition: No vehicles (personal, commercial, recreational, or guest) may be parked on the private streets of Lakeshore Village, except as provided in these rules.
- Enforcement: fines & towing: Violations are subject to a $50 fine per occurrence and immediate towing. Before enforcement, the association typically must provide written notice and a 30-day opportunity to cure, except that repeat violators (within 12 months for towing, within 6 months for fines) may be towed or fined without a new notice. In emergencies, vehicles may be towed immediately without notice. Guest vehicles may be towed without notice.
- General parking restrictions: No parking within 15 feet of a fire hydrant, on sidewalks/crosswalks, within intersections, blocking driveways, within 15 feet of a stop sign, double parking, on any grass or common area, or where signs prohibit parking. Vehicles must park in the direction of traffic, with curbside tires within 12 inches of the curb (except in cul-de-sacs).
