Chalk Hill is a planned single-family home community in Celina, TX, governed by a homeowners association (HOA). This document is the full set of covenants, conditions, and restrictions that apply to all lots and owners.
- Residential use & occupancy: Each lot is for one detached single-family residence only, max 2.5 stories or 36 feet in height. Occupancy is limited to persons living together as a single housekeeping unit; unrelated persons are limited to two per bedroom. No short-term rentals (e.g., Airbnb, VRBO) are allowed.
- Leasing & rentals: Short-term rentals are absolutely prohibited. After the Declarant Control Period, the Board may adopt leasing rules, but no rule may dissolve exclusions granted to initial purchasers from Declarant or builders. Owners must submit a copy of the lease and tenant contact info to the Board.
- Pets: No more than three household pets per lot (dogs, cats, or usual pets). Pets must be leashed or fenced when outside. The Board may require removal of pets that roam free or constitute a nuisance. Proper registration and waste cleanup required.
- Parking & vehicles: Each residence must have a 2-car enclosed garage; garage doors must remain shut when not in use. Street parking is discouraged and prohibited if community becomes gated. Unlicensed/inoperable vehicles are not allowed. No commercial vehicles (>1 ton), semi-trucks, RVs, or trailers unless for temporary loading/unloading with Board approval.
- Architectural review & improvements: All exterior construction, alterations, painting (except repainting same color), fences, pools, and landscaping require prior written approval from the Architectural Control Committee (ACC) or Declarant. The Reviewer may deny based on aesthetics. No above-ground pools (except small kiddie pools) are allowed.
- Fencing & landscaping: Fences must be brick, wood, or wrought iron (no chain link or vinyl). Max height 6 feet; on corner lots, fences must be set back at least 5 feet inside the lot line. Front and side yards must be sodded and landscaped per Design Guidelines; dead trees may be replaced by the Association at owner's cost.
- Signs & antennas: Signs require ACC approval, except for one political sign (up to 6 weeks before election, removed within 2 weeks after) and one professional security sign (max 1 sq ft). For-sale/lease signs must be professionally made, max 5 sq ft. Antennas/satellite dishes are restricted to side/rear yards and must comply with FCC rules.
