This Declaration of Covenants, Conditions and Restrictions binds all owners and residents to uniform rules about property use, appearance, and maintenance. The association maintains common areas and enforces restrictions via fines and liens.
- Use restrictions & home businesses: Lots are for single-family residential use only. Limited home businesses are allowed if they are invisible from outside, don't generate extra traffic, and employ only residents. Leasing is not considered a business.
- Pets: Up to 3 cats and dogs total per lot; no exotic animals, poultry, or livestock. Pets must be leashed outside, waste removed, and not cause nuisance. The Board can order removal of a problem pet.
- Signs & flags: Most signs require ACC approval. Exceptions: one temporary 'For Sale' sign (max 5 sq ft, removed 2 days after sale), political signs (up to 90 days before election, removed 10 days after), religious items on door frame (max 25 sq in), and school/youth signs (max 36x42 inches). 'For Lease' or 'For Rent' signs are prohibited. Flags: U.S., Texas, military, or college flags allowed on a 5-ft pole attached to the house, or a freestanding flagpole up to 20 ft with ACC approval.
- Parking & vehicles: No inoperable or unlicensed vehicles visible. Boats, trailers, and recreational vehicles may park temporarily for up to 72 consecutive hours every 2 months. Moving trucks, tractors, etc. must be stored out of sight. Trailers are never allowed on lots. Portable basketball goals must be stored in rear or garage when not in use.
- Architectural review: All exterior improvements, including construction, fences, sheds, antennas, and landscaping changes, require prior written approval from the Architectural Control Committee (ACC). Permitted antennas (satellite dishes ≤1 meter) are allowed but must be placed in least visible locations.
- Party walls & fences: Fences or walls on lot lines are party walls, with shared maintenance costs (50/50 unless one owner caused damage). Either owner may repair, and unpaid costs can become a lien.
- Assessments & liens: The Association imposes regular and special assessments on each lot. Unpaid assessments accrue late charges, interest, and can result in a lien and foreclosure. Fines may also be assessed for violations.
