This is a supplement to the community manual for Legado Residential Community, a family-oriented HOA in Cleburne, TX. It sets rules for using the community's shared amenities (pool, splash pad, playground, clubroom, parking). It applies to all owners, residents, and their guests.
- Access & membership: Each owner is a member; owners who lease their home give up facility use rights to the tenant during the lease. Access cards are required, issued to owners/residents with assessments not over 30 days past due; new home buyers get one free, owners may buy one extra, and replacements cost a fee.
- Guest policy: Guests must be accompanied by an owner/resident over 16 with an active access device. Pool guests are limited to 2 per household per day. Owners cannot charge guests for facility use.
- Pool & splash pad rules: No lifeguard on duty; children under 14 must be supervised by someone over 16. Pool hours vary by season (May–September, with weekend-only after Labor Day). Splash pad is for children 12 and under, with adults 18+ required to accompany. Prohibited: glass, alcohol, tobacco, pets, diving, running, and wheeled toys.
- Playground rules: No one over 14 may use equipment unless assisting a younger child; no play after dark; no skateboarding, skating, or scooters; no glass or sharp objects; no alcohol or tobacco.
- Parking & vehicles: Parking is first-come, first-served during facility hours; overnight parking is prohibited. No trailers, boats, or RVs; no vehicle maintenance or washing. Towing may occur for violations like fire lanes, hydrants, or blocking access.
- Code of conduct & enforcement: No fighting, profanity, harassment, or unsafe behavior. Alcohol, tobacco, vaping, and illegal drugs are prohibited (except alcohol at private events with insurance). Violations can lead to fines, suspension of facility privileges, or removal. The association is not liable for injuries or lost items.
