Fountain Ridge is a single-family home subdivision in Plano, Collin County, Texas — you own your lot and house, and the community is governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). Although a homeowners' association (HOA) may be formed later, the rules currently emphasize maintaining a residential, single-family character with strict oversight of construction, landscaping, and use of property.
- Residential use & occupancy: Lots are for single-family private residential use only. Each lot may have one residence (max two stories), one in-ground pool, one garage, and appurtenant structures. Occupancy is limited to one family or up to two unrelated persons living as a single housekeeping unit; temporary guests and domestic servants are allowed. No apartments, duplexes, or commercial uses.
- Architectural review & construction: All construction, landscaping, fencing, and exterior alterations must be approved by the Developer or the Architectural Control Committee (if formed). Plans must conform to standards of harmony, quality, and design. Minimum floor area is 1,200 sq ft (air-conditioned). - Property maintenance & nuisances: No dumping, accumulation of junk, or inoperable vehicles. Trash must be kept in sanitary containers and removed within 5 days. No incinerators. No clothes drying in public view. No noxious or offensive activities. All lots must be kept clean and free of debris.
- Signs & advertising: Only one 'for sale' or 'for rent' sign (max 5 sq ft) and one alarm sign (max 1 sq ft) are allowed. Developer signs are permitted until development is complete. Political or garage sale signs are prohibited. Signs must not malign others or affect purchase decisions.
