Independence Hill is a standard single-family residential subdivision in Plano, TX, governed by a Declaration of Covenants. These restrictions bind all lot owners and cover how you can build, modify, and use your property, with an architectural committee overseeing approvals.
- Property use: Lots are single-family residential only. No apartment houses, duplexes, hotels, or moved-in homes are allowed; each lot must have one new single-family home with a garage for at least two cars.
- Building size & materials: Every home must have at least 1,800 square feet of living space (excluding garage, porches, etc.). Exteriors must be at least 75% brick, stone, or other approved masonry; roofs must have a pitch between 8:12 and 12:12.
- Architectural review: All plans and site plans for construction or exterior alterations must be approved by the Architectural Control Committee before work begins. The committee has 10 days to decide; if it does nothing, plans are deemed approved.
- Fences & walls: Chain link fences are prohibited. Fences must be wood or masonry, no more than 6 feet high, and must meet front setback requirements unless on a corner lot.
- Pets & animals: No livestock, poultry, or commercial breeding of pets. Household pets are allowed, but the architectural committee can limit the number and type.
- Parking & vehicles: Boats, trailers, motorcycles, motor homes, and similar vehicles must be kept behind screening and cannot park on the street. Trucks over 1.5 tons and vehicles with painted advertising are not allowed.
- Prohibited items: Clotheslines, exterior antennas, above-ground pools (unless screened and approved), window air conditioners, satellite dishes, and unregistered or inoperable vehicles are all prohibited.
