What Creekview Owners Association's governing documents say
Creekview is a standard single-family-home owners association in Keller, TX (the header says Coppell, TX, but the governing document repeatedly refers to the City of Keller). These rules apply to all lot owners and residents, covering what you can do with your property, how it must look, and what the association can charge you.
- Use restrictions: Lots are for single-family residential use only. No commercial or manufacturing activities, though quiet home-based tutoring or art lessons are allowed if they don't increase street parking or disturb neighbors. Outdoor clothes drying is prohibited.
- Pets: Only household pets (cats, dogs) are allowed, no more than four per residence. No animals for breeding or kennel operations. Pets must not run free, and animals such as cows, horses, bees, hogs, sheep, goats, poultry, or skunks are banned.
- Parking & vehicles: No overnight street parking. Recreational vehicles, boats, travel trailers, motor homes, etc., cannot be stored on a driveway or in the front yard for more than 48 hours or more than twice per month, and cannot be used as a residence. Inoperable or unlicensed vehicles must be stored in an enclosed garage.
- Architectural review: An Architectural Control Committee (ACC) must approve all plans for construction, repairs, replacements, or modifications before work begins. The ACC has 30 days to respond; if it fails to act, plans are deemed approved. Fines of up to $100 per day can be imposed for unapproved work.
- Assessments: The annual Maintenance Assessment is initially set at $1,700 per year, payable semi-annually unless the Board decides otherwise. The Board cannot increase it by more than 10% per year without a membership vote (Special Quorum required). Special assessments also require member approval. Delinquent assessments are secured by a lien on the property.
- Maintenance obligations: Owners must maintain their lot, residence, and landscaping in clean, first-class condition. Grass must not exceed 12 inches. If an owner fails to maintain, the Association can step in and charge the cost to the owner as a special assessment.
