The Estates of Cambridge Manor is a single-family detached home HOA in Coppell, TX. These two amendments update specific rules and replace the association's bylaws. The first amendment (2013) revises architectural review procedures, tree removal requirements, and accessory building regulations. The second amendment (2013) replaces the original bylaws, governing board elections, meetings, voting, and member rights.
- Architectural review appeal process: Owners can request a hearing before the Architectural Committee within 30 days of disapproval, and the Committee must decide within 10 days. A further appeal to the Board is allowed within 30 days of the Committee's decision; the Board's decision may be based solely on aesthetics.
- Tree removal & replacement: Any tree removed from a front yard must be replaced within 6 months unless replacement would damage the residence or at least two trees remain. The replacement tree must have equivalent mature size/crown spread, or a grouping of smaller trees with equivalent crown spread.
- Accessory buildings & structures: Accessory structures cannot have sleeping areas, bathroom plumbing (except hand sinks), or kitchen facilities (except outdoor kitchen items), and cannot be rented or occupied. Maximum height is 10 ft (less than 150 sq ft) or 12 ft (150+ sq ft). Setbacks vary by size and location; total lot coverage by all buildings cannot exceed 35%. At least 80% of exterior walls must be masonry resembling the main building; exceptions for small structures.
- Association governance (bylaws): The First Amended Bylaws set the board at 5 directors, with 2-year staggered terms. Quorum for annual meetings requires presence of members representing at least 20% of total votes. Board meetings must be open to members, with exceptions for executive session. Directors cannot be compensated unless approved by members. Voting can be in person, proxy, absentee, or electronic ballot.
