What Garden Ridge's governing documents say
Garden Ridge is a single-family home subdivision in Coppell, TX (formerly Lewisville). These covenants, conditions, and restrictions (CC&Rs) run with the land and bind all homeowners, enforced by an architectural review committee. They set rules for home construction, use, parking, pets, and maintenance to preserve neighborhood appearance and property values.
- Architectural review: Any exterior change (building, fence, paint, landscaping, antenna, etc.) requires prior written approval from a committee (initial members: Raul Aguilar and Jim Schroeder). If no response within 30 days, approval is deemed granted. The committee can adopt guidelines and settle disputes between neighbors.
- Residential use & occupancy: Lots are for single-family detached homes only. Each lot may have one dwelling, no more than two stories. Occupancy limited to one family (related by blood, marriage, adoption) or up to two unrelated persons, plus household servants. No duplex, apartment, business, or commercial use allowed.
- Minimum construction standards: One-story homes must have at least 800 sq ft of ground floor living area (excluding porches, garages, etc.); two-story homes need at least 400 sq ft on ground floor. At least 51% of the ground floor exterior perimeter must be brick veneer or masonry. No pre‑moved buildings allowed.
- Setbacks & lot coverage: Front, rear, and side setbacks per recorded plat or city code; minimum side yard 10 feet. Combined building and accessory coverage cannot exceed 70% of lot area. Carports must be behind front building line and at least 3 feet from rear property line.
- Parking & vehicle storage: Vehicles visible from the street must be passenger cars, vans, motorcycles, or pickups in operating condition with current plates and inspection, and not exceeding 6'6" tall, 7'6" wide, or 21' long. Boats, trailers, campers, and non‑motorized vehicles must be hidden inside a garage or approved enclosure. Temporary construction vehicles excluded.
- Pets & animals: No livestock or poultry. Up to three adult dogs, cats, or other house pets allowed, provided not bred or kept for commercial purposes, properly tagged, and kept in an approved enclosure.
- Maintenance & nuisances: Grass must be mowed, dead trees removed, and ground cover maintained. No open storage of rubbish; trash in covered containers. No noxious or offensive activities. Fences require architectural approval and must be set back at least 3 feet from the front building line or front of residence, whichever is farther from street. No fence, structure, or planting over 3.5 feet within 20 feet of a street intersection.
- Amendment & enforcement: Covenants run for 40 years from recording (1992), then auto‑renew for 10‑year periods. During the first 40 years, amendment requires approval of majority (50%+) of lot owners; after that, 60%. Declarant may amend unilaterally while owning any lot if reasonable and not materially affecting owners. Any owner may enforce these restrictions.
