Urban Garages Northlake is a condominium community in Corinth, TX, where you own an individual unit and share ownership of common elements. However, unlike a residential condo, units here are limited to office, business, and professional use—residential, restaurant, or retail purposes are not allowed. The rules primarily bind unit owners.
- What you own & maintain: You own the interior of your unit including walls, fixtures, and appliances, while the association maintains general common elements (driveways, landscaping, fences) and limited common elements (porches, patios, HVAC pads). You are responsible for maintaining your unit and keeping limited common elements neat.
- Use restrictions: Units may only be used for office, business, or professional purposes—no residential, restaurant, or retail sales. Occupancy is limited to no more than 5 persons per unit unless the board adopts different rules.
- Pets & animals: No animals, birds, fish (except small aquarium fish), reptiles, or insects are allowed anywhere on the property.
- Leasing & rentals: Leasing is permitted, but no lease may be for a term less than 60 days. Each lease must be in writing and subject to the governing documents. The owner is responsible for tenant compliance.
- Architectural review: Any exterior addition, alteration, or improvement (including antennas, satellite dishes, fences, window treatments visible from outside) requires board approval. Interior remodeling that doesn't affect structural integrity does not require approval. The board has 91 days to respond, after which approval is presumed.
- Parking & vehicles: No parking spaces are specifically allocated to units. Vehicles may not be stored on common elements for more than 24 hours, except directly in front of your garage while you're on-site.
