- Property use & building standards: All lots (except Lot 15 Block 2) are for residential single‑family use only. No manufactured housing. Main structures must be at least 2,800 square feet (exclusive of porches, garages, outbuildings) and no more than three stories. Outbuildings must match the home’s architecture and be approved by the Architectural Control Committee.
- Architectural review: An Architectural Control Committee (3–5 members) must approve all plans for construction, alteration, fences, walls, and other structures before work begins. The committee has 15 days to act; if it fails to respond, approval is deemed given.
- Roof & exterior standards: Roofs must be slate or 240‑lb composition material resembling cedar (no white roofs), with a pitch of at least 6/12. Exterior colors and materials must be neutral unless approved; solar panels on street‑facing roofs require written approval. Mailboxes must be uniform per developer plans.
- Landscaping & fencing: Each lot must be fully landscaped within 120 days of occupancy, with grass, an irrigation system, and a landscape plan. Chain‑link fencing is prohibited; privacy fencing (high‑quality PVC) is allowed only at pool areas or property boundaries.
- Vehicles & parking: Each home must have a garage or porte cochere for at least two cars; garages may not face a street directly. Trucks, buses, and trailers are banned unless approved. No inoperable vehicles or machinery may be left on the property.
- Pets & livestock: No livestock (horses, cattle, etc.) may be kept. Dogs, cats, and other household pets are allowed only within the owner’s property, not bred or kept for commercial purposes, and must comply with local ordinances.
- Assessments & liens: The HOA may levy regular assessments for common‑area maintenance, insurance, and operations, plus special assessments for capital improvements (with member approval). Unpaid assessments become a lien on the lot and a personal obligation of the owner. A $10 late fee applies after 15 days past due.
- Duration & amendments: These covenants run until January 1, 2035, then automatically extend for two 10‑year periods unless 75% of lot owners vote to abolish them, with notice to all owners at least 90 days in advance.
