The rules apply to all lot owners and cover architectural standards, land use, and maintenance. Annual HOA dues vary by phase (e.g., $400/year for Phase VIII, with $300 going to a golf course maintenance fund; other phases list $50–$100/year).
- Land use & building type: Each lot is limited to one detached single-family residence, which may not exceed two stories in height. No outbuildings, trailers, or temporary residences are allowed without approval. Lots cannot be subdivided.

- Fencing: Fences require ACC approval. Acceptable materials: brick, stone, rod iron, or wood. Fences bordering the golf course must be rod iron for the first 30 feet from the rear. Wood fences must have the good side facing out and a wood cap; some phases require specific stain (Olympic #708 Walnut) and landscaping to shield street-facing fences.
- Parking & vehicles: Boats, RVs, campers, and trailers must be stored in a closed garage. Personal vehicles may not park on streets for more than two days. No vehicles carrying inflammable or explosive cargo. Each residence must have a minimum two-car garage (max four-car).
- Landscaping & maintenance: Lots must be landscaped with shrubs, trees, ground cover, and grass; hydromulch is prohibited. A sprinkler system is required for front and rear yards. Each lot must have a 3-inch diameter red oak, live oak, or cedar elm tree planted 17 feet behind the front curb. Failure to maintain can result in the HOA performing work and charging the owner.
- Pets & animals: No livestock, poultry, or commercial breeding. Dogs, cats, and other household pets are allowed provided they are not bred or maintained for commercial purposes.
