These restrictions focus on land use, property maintenance, and compliance with Johnson County regulations. - Residential Use: Each lot is limited to one single-family residence. Mobile homes are allowed but may not be used as permanent dwellings. Barndominiums are permitted. Shipping container homes are prohibited.

Driveway culverts must be at least 18 inches in diameter to pass a 5-year storm flow. The existing creeks/drainage channels must remain open and be maintained by the individual lot owners. Johnson County has a right to enter and clear obstructions in drainage easements.
