What Hillside Lot's governing documents say
Hillside Addition, Phase I is a standard single-family residential subdivision in Rendon, TX (Johnson County). The recorded Restrictive Covenants run with the land and bind all lot owners, meaning every homeowner must follow these rules — there is no separate HOA board. These covenants last 99 years from the recording date (2000) and cover building standards, property use, and maintenance obligations.
- Land use & building type: Lots may only be used for single-family residential purposes. Only one detached single-family dwelling (max two stories) plus a private garage for two or more cars is allowed. No business or commercial activity is permitted.
- Minimum home size & construction standards: The main structure must be at least 1,000 square feet (exclusive of open porches, patios, breezeways, garages). One-story homes must have at least 800 square feet of heated/cooled ground-floor space. Exterior walls must be at least 65% masonry (brick, brick veneer, rock, or stone veneer). Roofs must have a 4:12 or 5:12 pitch and use approved materials (wood shingle, cedar shake, slate, concrete, tile, or triple-tab 20-year FHA shingles).
- Setbacks & fences: No structure may be built within 25 feet of the front lot line. Utility meters may not be placed on the front of a house. Chain link, wire, or metal fencing is prohibited. Retaining walls must be block, brick, crossties, rock, or concrete. On certain lots (e.g., Lots N Block 2), fences must be at least 10 feet from the rear or side property line (if a slope easement exists).
- Parking & storage: No trailers, boats, mobile homes, RVs, campers, tents, storage buildings, shacks, sheds, abandoned/inoperative cars, or commercial trucks may be placed, parked, or stored where visible from the street or front of the residence. Parking vehicles on front yards is prohibited.
- Animals: No livestock, horses, fowl, poultry, reptiles, or any other animals are allowed except dogs, cats, or other household pets kept indoors only. No animals may be kept, bred, or maintained for commercial purposes.
- Landscaping & maintenance: Front yard grass must be established within 30 days of a certificate of occupancy; hydro seeding is unacceptable. At least one tree (minimum 3-inch caliper) is required in the front yard if required by the City of Burleson. Weeds must be kept mowed to no more than 8 inches; if a lot owner fails to do so, the developer may mow and file a lien for costs. No nuisance or offensive activities are allowed; lots must be kept free of trash and debris.
- Architectural review & signs: The developer (or their successor) has the right to review building plans for compliance. Builder/contractor signs are not allowed in front of completed houses beyond 180 days from the certificate of occupancy. Windows facing streets must have blinds or draperies within 30 days of occupancy.
- What this document doesn't cover: These covenants do not establish a homeowners' association (HOA), so there are no annual dues, no common area maintenance obligations, and no violation enforcement body beyond lot owners themselves (or the developer until all lots are sold). They also do not address leasing, rentals, age restrictions, or affordable housing.
