Enchanted Acres is a single-family residential subdivision in Tarrant and Johnson Counties, Texas — you own a lot and build a single-family home subject to architectural and use restrictions enforced by lot owners. The covenants automatically renew every 10 years and can be changed by a majority vote of lot owners.
- Architectural review: No structure may be built, altered, or placed without written approval from the Architectural Control Committee. Plans must show location, design, materials, and compliance with restrictions. Roofs must have a minimum 8/12 pitch, 300-weight timberline or better shingles or tile (no composition shingles except timberline). Fireplaces must be masonry.
- Use restrictions (residential only): Lots are for single-family residential use only. No apartments, businesses (including home-based), oil drilling, mining, or junk yards. No mobile homes, trailers, tents, or outbuildings as residences. No house may be moved onto a lot without committee approval.
- Vehicles & parking: No commercial vehicles (over 3/4-ton pickup), disabled vehicles, motor homes, travel trailers, or boats may be parked on the street or in front two-thirds of the lot. Parking on unpaved surfaces is limited to 10 days; after that the committee may remove the vehicle with 24 hours notice. No stored used cars allowed.
- Pets & animals: Only dogs, cats, or other usual household pets may be kept, not for breeding or commercial purposes. Too many animals may be considered a nuisance. No livestock or poultry allowed.
- Property maintenance: Owners must maintain lots in a neat manner with mowed grass. Six months after purchase, if construction hasn't started, the lot must be kept neat. After one year, continuous neat maintenance is required. The committee may maintain the lot after 7 days written notice and bill the owner, with a lien if unpaid. No unsightly solar energy systems allowed.
- Signs & utilities: Signs are prohibited except one 3x5 foot rental or sale sign and subdivision development signs. No satellite dishes in front or side yards (unless committee approves enclosed mailbox). Above-ground gas tanks permitted only if not visible from street. Antennas may not extend more than 20 feet above the roof peak.
- Business & nuisances: No trade or business of any type on any lot, except that farming marketing is specifically exempted. Nothing may become an annoyance or nuisance to the neighborhood.
