What Bent Oaks Add Public Re's governing documents say
Bent Oaks (Rendon, TX) is a single-family residential subdivision governed by restrictive covenants recorded in 1989. These covenants apply to all lot owners and their tenants, establishing rules for construction, property use, and maintenance. There is no homeowners association or mandatory dues mentioned; enforcement is by property owners and an Architectural Control Committee.
- Homes & construction requirements: Only one single-family detached home per lot, with a minimum living area of 2,200 sq ft (1,500 sq ft on ground floor for 1½-story, split-level, or two-story homes). Exterior walls must be at least 80% masonry, stone, stucco, brick, or glass. Roofs must have a minimum 6/12 pitch. Construction must start within 9 months of purchase and finish within 9 months of commencement. No mobile homes, trailers, or temporary structures allowed.
- Architectural review: All construction, alterations, or additions require prior written approval from the Architectural Control Committee (ACC). Plans must include quality, harmony, and location details. The ACC must approve or disapprove within 30 days; failure to act or sue within that time is deemed approval. The ACC can waive or reduce roof type or masonry requirements on a per-lot basis.
- Vehicles & parking: No trucks over one ton, unlicensed/non-operating vehicles, or commercial vehicles may be parked on streets, curbs, or driveways closer to the street than the front building line. Boats may be stored only in the rear one-third of the side yard. No motor homes, campers, or trailers allowed on any lot.
- Pets & animals: No livestock, poultry, or other animals except usual household pets. No commercial breeding, and no more than two fully grown animals per lot.
- Landscaping & maintenance: Grass, weeds, and vegetation must be mowed regularly to maintain a neat appearance. If the owner fails to do so, the Architectural Control Committee may have the work done and place a lien on the property for the cost, after filing notice with the county clerk.
- Use restrictions: No trade or business, no nuisance activities, and no signs except one 3'x5' real estate sign. One boat may be stored in rear side yard. No temporary structures, and no structures in a 100-year floodplain unless finished floor is one foot above flood elevation. No earth-sheltered or underground structures.
