This is a declaration of covenants, conditions, and restrictions (CC&Rs) for Garden Arbors Estates, a single-family residential subdivision in Crowley, Texas. These rules bind all lot owners and their successors, establishing architectural controls, property use standards, and maintenance duties.
- Architectural review: No construction or improvement may begin until plans (including roof pitch, materials, and weight) are approved by the Declarant or its designee. After 15 years or substantial development, a three-member Architectural Committee of homeowners may take over approval duties.
- Home size & type: Every home must have at least 600 square feet of ground floor living area (excluding driveways, carports, and garages). No moved-on or pre-fabricated homes are allowed, and garage conversions are prohibited unless a detached garage is built.
- Animals: No animals or livestock may be raised or kept on a lot except one horse, plus dogs, cats, or other household pets.
- Parking & vehicles: Recreational vehicles, trucks, buses, and boats may not be left parked in the street in front of any lot.
- Fences & setbacks: Fences, walls, hedges, and utility meters must be set back from the street at least as far as the main residence, except for decorative subdivision entry fences.
- Business use: No professional, business, or religious activity is allowed on lots that would conflict with the community's residential character.
- Lot maintenance: Owners of unbuilt lots must keep the front one-third of the lot mowed regularly. If they don't, the Declarant may mow and file a lien for the cost plus 15% damages.
- Duration & amendments: The covenants run with the land for 20 years from recording, then automatically renew in 10-year periods. Amendments require 90% owner approval for the first 20 years, and 75% approval in later periods.
