Coventry Townhomes is a homeowner's association (HOA) for a townhome community in Crowley, TX. You own your lot and dwelling unit; the association maintains the common areas and the exterior surfaces of each unit (roof, brick, painted surfaces, and fences). All owners and residents are bound by these covenants.
- Assessments & fees: Annual assessments are set by the Board and may be paid in equal monthly installments. Special assessments can be levied for capital improvements or emergencies. New owners must pay a $350 working capital contribution. Assessments are a continuing lien on the lot.
- Architectural review: Any exterior improvement (building, fence, paint, landscaping changes, etc.) requires prior written approval from the Architectural Review Committee (ARC). If the ARC does not act within 10 days, approval is assumed. Variances may be granted by unanimous ARC decision. Solar energy devices are permitted with restrictions.
- Pets: No more than four adult dogs or cats (or a combination) per lot. Pets must be kept within enclosed, clean, sanitary areas and not allowed to run at large. No kennels or breeding for hire.
- Parking & vehicles: Overnight parking is only for owners, residents, and their overnight guests. No commercial vehicles, trailers, boats, or inoperable vehicles may be parked on the property. Vehicles must be removed within 72 hours if they become inoperable. Parking on common properties is prohibited unless designated.
- Leasing & rentals: Leases are allowed but must be in writing and comply with all covenants. Residents who are not owners may become nonvoting members. No minimum lease term is specified in this document.
- Fences & signs: Fences must be 1x6 cedar privacy fences, with the finished side facing streets or neighbors, and may only be built behind the dwelling unit. Political signs (one per candidate or ballot item) may be displayed 90 days before an election; one 'for sale' or 'for rent' sign (2'x3') is allowed; school spirit signs are permitted. Commercial signs require ARC approval.
