What Karis's governing documents say
Karis is a master-planned community in Crowley, TX, with a Community Charter and supplements for different phases. This document is a supplement for Phase 1A Townhomes, adding specific rules on maintenance, insurance, assessments, and easements for those townhome units. It binds owners of townhome units in that phase and supplements the broader Charter.
- What the association maintains: For townhome units in this phase, the Association handles exterior maintenance: roofs, painting, gutters, termite treatment, fences, pressure washing, lawn mowing/fertilizing, shrub care, leaf/snow removal, and irrigation equipment. Owners are responsible for interior, structural portions, chimneys below roofline, and any landscaping/improvements they add after occupancy.
- Insurance for townhomes: The Association will carry master property insurance on the structures (excluding owner-added improvements). Owners must insure their own improvements and contents. If the Association stops providing property insurance (with majority owner approval and 30 days' notice), owners must obtain their own. Owners also must carry liability insurance for damage to other units caused by their negligence.
- Assessments & fees: The Association levies a Service Area Assessment for each townhome unit at an equal rate per unit within the same service area. Unimproved units (not yet fully constructed) are assessed at 25% of the rate until the unit is 'dried in' or the first unit in the block is conveyed. The Association can also impose specific assessments for damage caused by owner negligence.
- Easements: The Association has a perpetual non-exclusive easement over townhome properties for maintenance, stormwater drainage, irrigation equipment, and utility lines serving other units. Owners cannot alter natural drainage without consent.
- Amendment rules: This supplement can be amended by a 67% vote of owners within the phase (or 67% of owners affected by a provision) plus Association board consent. During the development period, the founder's written consent is also required.
