Carson Ranch Estates - Phase I is a standard single-family home subdivision in Crowley, TX, governed by a Declaration of Covenants, Conditions, and Restrictions (CCRs). These rules apply to all lot owners and residents, covering construction standards, land use, and property maintenance to preserve the neighborhood's character.
- Residential use & architectural review: Only single-family residences are allowed. All building plans and locations must be approved by the developer or authorized representatives (until Dec. 31, 2008, after which a majority of lot owners may appoint a committee). If no action is taken within 30 days of submission, approval is deemed given.
- Building size & materials: Each single-story residence must have at least 1,400 square feet of enclosed living area. At least 95% of exterior wall area (below the roofline) must be brick, stone, brick-veneer, concrete fiberboard (hardi-plank), or similar masonry. Roof shingles must be in weathered wood, black, or earth-tone colors. Detached garages must match the residence materials, and garage doors must face the side or rear of the lot.
- Outbuildings & temporary structures: No trailers, mobile homes, modular homes, tents, campers, or temporary houses are allowed as dwellings. Temporary structures for construction storage or sales offices may be permitted by the developer but must be removed within 30 days of written notice. Side and rear setbacks for permitted secondary buildings must be at least 10 feet from property lines.
- Fences, landscaping & drainage: Fences, walls, or hedges cannot be placed closer to the street than the house's front setback. Maximum fence height is 6 feet. Wood fencing is allowed for pool/patio screening; chain-link fencing is only allowed behind the 40-foot front building line and along rear property lines. No open or exterior storage of goods is permitted after construction. Lot drainage may not be substantially altered.
- Vehicles & parking: No trailers, campers, boats, or inoperable vehicles may be left on the street or in the front yard. All such vehicles and recreational equipment must be kept in screened areas not visible from the street.
- Animals: Domestic animals kept for commercial purposes are prohibited. No horses, cows, hogs, sheep, goats, poultry, or other animals that may disturb the community's quietude or health are allowed. Pet numbers are limited to those used for private family companionship (no specific numeric cap stated).
- Signs & antennas: Only one sign of no more than 5 square feet advertising the property for sale or rent is allowed. Builders may use signs during construction/sales. No radio, television, or other aerials may appear on the roof or on any lot without a dwelling.
- Enforcement & amendments: Violations may be enforced by any lot owner through legal proceedings. The restrictions run for 30 years from filing (Feb. 2000) and automatically extend for 10-year periods unless a majority of record owners vote to modify or discontinue them.
