This is a set of covenants and restrictions for Meadowcreek South, a single-family home subdivision in Crowley, TX. It applies to all homeowners (lot owners) in the specified blocks and lots. The rules cover land use, construction, parking, pets, and maintenance of shared drives.
- Land use & building restrictions: All lots are for single-family residential use only. One residence per lot, no more than two stories. Exterior walls must be at least 50% brick, stone, or masonry. Setback requirements: no building within five feet of any interior lot line. No business or commercial use.
- Vehicles & parking: No truck, camper, motor home, trailer, or boat may be parked on any lot (except in a garage) or on the street for more than 36 hours in any 72-hour period. Such vehicles may be stored behind the back building line, or behind the front building line if shielded by a solid wooden fence.
- Animals: No domestic animals kept for commercial purposes. No horses, cows, hogs, sheep, goats, poultry, or other animals that may interfere with quietude, health, or safety. Pets are allowed in reasonable numbers for companionship.
- Architectural review: Any exterior addition, modification, or landscaping change must be approved in writing by the Architectural Control Committee. Plans are deemed approved if not acted upon within 15 days of submission.
- Common drive maintenance: Owners of lots adjacent to a common drive share equally the cost of maintenance and repairs. A Maintenance Committee oversees and enforces contributions.
- Signs & nuisances: Only one sign per lot, no larger than 10 square feet, advertising the property for sale or rent. No nuisance activities or noxious activities. No temporary structures as residences. Trash must be kept in covered receptacles.
- Lawn & exterior maintenance: Owners must keep exterior of their home attractive, cut weeds and grass under 12 inches, and not dry clothes in the front yard. Rear yards of corner lots must screen drying yards and storage.
