- What you own & maintain: Each lot is for single-family residential use only, with one dwelling (max two stories) plus a private garage and incidental outbuildings. Minimum floor area is 900 square feet, and first-floor exteriors must be at least 60% masonry.

- Exterior standards: Roofs must be wood shingle, shake, clay tile, or approved composition; driveways and walks must be concrete, asphalt, or brick. Fences, walls, and mass plantings are prohibited on interior lots between the building setback and street, and on corner lots between front/side setbacks and street. No signs except one professional sign (max 6 sq ft) or builder signs during construction (max 160 sq ft). Antennas, flagpoles, etc. cannot extend higher than 15 feet above the roof. Air conditioning compressors must be behind the front building line and not on the front wall.
