Park Glen Neighborhood is a single-family home subdivision in Crowley, TX, governed by Declarations of Covenants, Conditions and Restrictions (CC&Rs) for Phases I and VIII. These rules apply to all lot owners, residents, and occupants, dictating land use, construction, and property maintenance.
- Single-family occupancy: Each lot must have one detached single-family residence not exceeding two stories. Occupancy is limited to one family (related by blood, adoption, or marriage) or no more than three unrelated persons living as a single housekeeping unit, plus household servants.
- Building & architectural review: All construction, landscaping, and exterior alterations require prior written approval by Declarant. Minimum heated/cooled living area is 1,100 sq ft. Front wall area must be 100% brick, brick veneer, stone, or approved masonry; total exterior wall area must be at least 60% masonry (windows/doors/gables excluded). Roofs must have at least a 5/12 slope and composition shingles with a 20-year warranty.
- Parking & vehicles: No boats, trailers, RVs, campers, or similar vehicles may be stored visible from the street except passenger vehicles in daily use. Temporary parking of such items is limited to 48 hours. No vehicle transporting flammable/explosive cargo is allowed. Garages must be used for parking two cars and cannot be converted to living space.
- Pets: No more than four domestic pets per lot. Pets must be restrained or confined on the lot inside a fenced area or within the residence. Owners must keep the lot free of pet debris and have animals vaccinated and tagged.
- Landscaping & maintenance: Owners must establish fully sodded grass on all yards visible from the street and maintain them neatly. Grass/weeds cannot exceed 6 inches in height. Front yards must include shrubs and trees as approved. No vegetables may be grown in front yards. Declarant may perform maintenance if owner fails and bill for costs.
- Fences & walls: Fences must be brick, wood, or approved material. Maximum height is 8 feet (corner lot fences adjacent to parks/schools may be 6–8 feet with approval). Fences facing a street must have structural supports hidden. Corner lots require a screening fence on sides adjacent to streets. No fence may extend beyond the front building line.
- Antennas & satellite dishes: Antennas for AM/FM/UHF/VHF reception are permitted only if located inside the attic; one roof antenna may be allowed if not visible from the street, extending a maximum of 5 feet above the roof. Satellite dishes are prohibited entirely (Phase VIII) or allowed only in the backyard if completely screened (Phase I).
- Signs & commercial activity: No sign larger than 5 sq ft advertising sale or rent is allowed, except builder/developer signs during development. No commercial or professional activity is permitted on any lot. Noxious or offensive activities are prohibited.
