- Roofing materials: Homeowners may install roofing materials that are wind and hail resistant, more durable than standard asphalt shingles, and match the neighborhood aesthetics. Prior approval from the Architectural Control Committee is required, and the materials must comply with Texas Property Code Section 202.011.
- Payment plans & collections: The HOA allows payment plans for delinquent assessments with a minimum term of 3 months. Plans cannot exceed a set term (not specified) and include a fee. Default occurs if any payment is missed or late. The priority of payments is: delinquent assessments, current assessments, collection costs/attorney fees, special individual assessments (including fines), late charges, interest, other collection costs, special assessments, annual assessments, and any other amounts owed.
- Records inspection & copying: Homeowners have the right to inspect and copy association records during business hours. Requests must be in writing delivered to the management company. The association must respond within 10 days. Copies cost $0.10 per page, and fees must be paid in advance. Certain records (e.g., personnel files, homeowner histories) may be withheld unless the owner consents.
- Flagpoles & flags: One flagpole per lot is allowed. An attached flagpole cannot exceed 6 feet in length; a freestanding flagpole cannot exceed 20 feet in height and must be in the front yard, not on an easement. Flags on freestanding poles must be between 3'x5' and 4'x6'; flags on attached poles cannot exceed 3'x5'. Illumination is allowed with shielded, downward-facing fixtures.
- Religious items display: Homeowners may display religious items on the entry door or door frame, provided they do not threaten public health, violate law, contain patently offensive language, or extend past the outer edge of the dwelling. Prior approval is not required, but the item must reflect a sincere religious belief.
- Rain barrels & rainwater harvesting: Rain barrels require prior written approval. Barrels must be enclosed or covered, properly maintained, and not display language or content other than manufacturer markings. If they become unsightly or mosquito breeding grounds, they must be removed.
- Solar panels: Solar panels require prior approval. They must be installed on roof slopes or in fenced rear yards. On roofs, panels must be parallel to the roofline, match roof slope, and have frames in silver, bronze, or black. In rear yards, they cannot exceed fence height. The committee may deny if the placement substantially interferes with adjoining property owners.
