This document is the Bylaws of Falcon's Lair Homeowners Association, a standard single-family HOA in Dallas, TX. It governs the association's internal operations—meetings, board elections, voting, and amendments—but does not contain the community's use restrictions (e.g., pets, rentals, architectural rules). Those are in the Declaration of Covenants, Conditions, and Restrictions (the CC&Rs).
- Association governance: The association is a Texas non-profit corporation run by a Board of Directors. Directors are elected by members (owners) at annual meetings. The board sets assessments and manages common property as detailed in the Declaration.
- Membership & voting: All lot owners are members. Voting rights are defined in the Declaration. A regular quorum for member meetings is 10% of all votes (per the First Amendment). Meetings require notice 10–60 days in advance.
- Board of Directors & officers: Initially three directors; after the first annual meeting, the number is set by the board. Directors serve staggered terms. Officers (President, VP, Secretary, Treasurer) must be members or representatives of a member. No cumulative voting allowed.

- Amendments to Bylaws: Bylaws may be amended at a member meeting with a quorum and a two-thirds vote of present members, provided the amendment was stated in the meeting notice. Amendments require Declarant's written consent while the Declarant holds Class B membership.
- Dissolution: The association may be dissolved by a 70% vote of each class of membership. Assets must go to a nonprofit with similar purposes. While Class B membership exists, dissolution requires HUD or VA approval.
