Gold Crest is a condominium community in Dallas, TX — you own your unit and share common elements. This is an excerpt of two amendments to the governing documents, not the full rules. The amendments address assessment procedures and a reassignment of parking/storage for three units.
- Assessments & fees: Regular monthly assessments are set by the Board based on an adopted budget and apportioned by common interest. Special assessments may be levied for capital improvements or unanticipated expenses. A late charge of $5 per day applies 5 days after due date; unpaid assessments bear interest at the maximum legal rate. The Association has an automatic lien on the unit for all monetary and non-monetary obligations, enforceable by foreclosure. After a second written notice and 21 days, the Association may discontinue utilities to a defaulting owner. Owners in default lose voting rights.
- Parking & storage: This amendment reassigns parking and storage spaces among Units 203, 904, and 1104 only. New assignments are listed: Unit 203 gets parking spaces 31 and 37 and storage space 3; Unit 904 gets parking spaces 19 and 20; Unit 1104 gets parking spaces 41 and 42.
