The association maintains the common areas, carries master insurance, and levies monthly assessments. This document is the full condominium declaration that establishes the rules for owners and occupants.
- What you own & maintain: You own the interior surfaces of your unit (walls, floors, ceilings, fixtures) and must maintain them. The association maintains the heating/cooling systems, roofs, exterior surfaces, and common elements.
- Leasing & rentals: Leases for less than 30 days are prohibited (no hotel/transient use). All leases must be in writing and require the lessee to follow the declaration and by-laws; the owner remains liable.
- Pets: Dogs, cats, fish, and other household pets are allowed, but not more than two per unit unless the association approves otherwise. The association may also limit size/weight and prohibit any animal that becomes a nuisance. Pets must be leashed or enclosed on common elements.
- Parking & vehicles: Parking spaces are limited common elements assigned by the association. No inoperable vehicles, commercial trucks, RVs, boats, or trailers may be parked. No major vehicle repairs on common property.
- Assessments & fees: Monthly assessments are due by the 1st; late after the 15th with a late fee set by the board. Special assessments require a 2/3 vote of owners. The association can also impose special assessments for rule violations that require repair costs.
- Use restrictions: Units are for residential use only. No signs, no loud noises or nuisances, no temporary structures, no exterior fires except barbecue grills, no trash visible. Clotheslines visible from outside are prohibited. The board can regulate noise and visual attractiveness.
- Alterations & approvals: No structural alterations or work on common elements without board approval; plans must be submitted and the board responds within 30 days. During the declarant control period, the declarant approves changes.
