Highland Creek Manor is a single-family home HOA in Dallas, TX. These documents are a 2022 amendment to the HOA's declaration (restricting short-term rentals and business use) and a 2025 collection policy for assessments and fines. - Residential use & leasing restrictions: All lots must be used for single-family private residential purposes only. Rentals require a lease term of at least 6 consecutive months; renting less than the entire residence or short-term/transient stays (under 6 months) are prohibited. Rooming or boarding houses are not allowed.
- Business use rules: Business activities in a home are allowed only if they comply with zoning, are not visible or audible from outside, involve no door-to-door solicitation, and do not generate excessive traffic or parking. - Collection process & foreclosure: Delinquent accounts receive a reminder statement, then an attorney demand letter (sent no earlier than 45 days after delinquency). Foreclosure may begin no sooner than 90 days after the demand letter. The Association can foreclose its assessment lien or sue for money judgment. The owner must pay all collection costs, including attorney fees.
