This document is the first amendment to the CC&Rs, which replaces the entire set of architectural guidelines for the 46-lot community. If you're buying, building, or renovating here, these rules govern everything from house style and materials to fencing, landscaping, and lighting, and you'll need ACC approval before construction begins.
- Architectural review & approvals: The Architectural Control Committee (ACC) must approve all designs, and construction cannot begin without final written approval. A pre-design conference is strongly recommended, and all plans must go through conceptual, preliminary, and final review stages.
- Setbacks & building size: Front and rear setbacks are 35 feet, side setbacks 25 feet, maximum building height is 35 feet, and maximum lot coverage is 25% of the lot. Structures over 5,000 square feet require automatic fire sprinklers.
- Exterior materials & design: Homes must follow specific architectural styles ("Country Homes not City Palaces"), no flat roofs, and use approved masonry materials. Stucco must be three-coat, and EIFS is prohibited. Windows facing streets must be wood casements with divided lites.
- Fencing & walls: All fencing requires ACC approval, and perimeter fences must be masonry if visible from streets or common areas. Equipment like air conditioners and storage must be screened from view.
- Landscaping & lighting: Each lot must have at least two 5-inch caliper live oaks or red oaks, an underground sprinkler system for all yards, and exterior lighting must be full cutoff with no light spillage upward.
- Compliance & sales: A Certificate of Compliance is required before occupancy and before sale; the title company cannot close without a Resale Certificate from the HOA. Non-compliance with approved plans can lead to fines.
