- Board & meetings: The HOA Board manages the association, can levy assessments, and holds open meetings. Owners vote on board elections, budget increases, and governing document changes. Quorum is a majority of members present or by proxy.
- Assessments & fees: The Board sets annual and special assessments. Late fees, dishonored-check fees, partial-payment fees, and administrative fees (e.g., refinance, resale certificate) may be charged. Payment is due as determined by the Board.
