Hunters Ridge is a standard single-family home HOA in Crowley, TX. This Declaration of Covenants, Conditions and Restrictions governs the community and applies to all lot owners. It sets rules for residential use, architectural approval, parking, assessments, and use of common areas.
- What you own & maintain: You own your lot and dwelling. The Association maintains common areas, entry features, and other common maintenance areas. Owners are responsible for their lot and dwelling maintenance, subject to architectural controls.
- Architectural review: All exterior changes (buildings, fences, landscaping, pools, etc.) require prior written approval from the Architectural Control Authority (ACA). During development, Declarant is the ACA; afterward, an Architectural Committee appointed by the Board. Approval decisions are based on aesthetics and compliance with ACA Standards.

Campers, boats, recreational vehicles, and commercial vehicles must be enclosed in a garage or screened. No dismantling or assembly of vehicles in driveways or visible areas. - Assessments & fees: Annual and special assessments are levied at a uniform rate per lot. Annual increases up to 10% can be set by the Board without a vote; larger increases can be rejected by 67% of members. Special assessments require 67% member vote.
