This is a partial document — the Architectural Control Rules and Regulations for Magnolia Farms, a single-family home HOA in Johnson County, Texas. It binds all homeowners in the subdivision and focuses entirely on the approval process and construction standards for exterior improvements. It does not cover general HOA rules like dues, pets, or leasing.
- Architectural review: Any exterior construction, addition, alteration, repair, or landscaping not specifically covered in the rules requires written approval from the five-member Architectural Control Committee (ACC). Applications must be submitted in writing (mail, fax, email with read receipt, or in person) with plans detailing nature, shape, height, materials, colors, and location. The ACC has 10 days to respond; if no response, the application is deemed approved.
- Construction standards: All construction must be residential single-family, no more than 4 stories, with at least 80% masonry exterior (brick, stone, or veneer). Minimum living area is 2,500 square feet (excluding porches and outbuildings). Each home must have a private garage for two or more cars, and no structure may face a street or common property.
- Materials & design: Driveways must be concrete or brick pavers (concrete must have rebar). Roofing must be slate, 30-year asphalt, metal, or tile. Fencing is limited to wrought iron, pipe, or corral-style PVC; wood fencing only around pool pumps. Retaining walls must be brick or stone. All exterior mailboxes, lights, and stains need ACC approval.
- Structures & outbuildings: Garages must have masonry exteriors and sectional doors (no roll-up). Detached buildings (over 12x12 ft) must be behind the primary residence, limited to two per property. Barns (for horses/cattle) must be metal or masonry, at the rear of the lot, and not adjacent to the home. Outbuildings (12x12 ft or smaller) are limited to two, must be painted to match, and need lattice if not on a concrete foundation.
- Landscaping & drainage: Front yards must be fully landscaped within 180 days of new construction, with planting beds across the front of the house. Turf must be mowed regularly (wildflower areas exempt until end of growing season, then max 6-8 inches). Irrigation is optional, but if installed, underground lines must be located before digging. Proper drainage and professionally excavated culverts are required.
- Pools, septic, & storage: Pools must be in-ground gunite, with at least a 4-foot fence (automatic covers alone are not enough). Septic systems must be aerobic. Propane tanks must be 15 feet from electrical devices, painted, rust-free, and inspected annually. Boats, trailers, and RVs must be stored at the rear of the property; those 20+ feet long should have a concrete or pavestone pad.
