- Leasing & rentals: You may lease or rent your unit, but leases must be for at least six months and cannot be for transient or hotel purposes. All leases are subject to the association's governing documents.
- Pets: Dogs, cats, or other household pets are allowed in units, subject to rules adopted by the board. No animals, livestock, or poultry may be raised, bred, or kept in units or common elements except as permitted.
- Assessments & fees: The association levies regular monthly assessments and may levy special assessments for unexpected expenses. Regular assessments cannot increase more than 10% per year without owner approval, and special assessments cannot exceed 25% of budgeted gross expenses without approval. The association has a lien on your unit for unpaid assessments.
- Use of common elements: You have an undivided interest in common elements and a right to use them, subject to association rules. No signs, flammable liquids, or nuisances are allowed in common areas, and parking is only in designated spaces.
- Insurance & damage: The association carries fire and liability insurance on the property. If the property is damaged, insurance proceeds are used for reconstruction unless 80% of owners vote not to rebuild.
