What Oak Park Community Association, Inc's governing documents say
Oak Park Condominiums is a 105-unit condominium community in Dallas, Texas, established as a condominium regime. You own your individual unit and a share of the common elements, with membership in the Oak Park Homeowners' Association, which manages the property and levies assessments.
- Occupancy limits: Units are for residential use only. A two-bedroom unit may be occupied by no more than three individuals, and a one-bedroom unit by no more than two (children count as individuals).
- Leasing & rentals: Units cannot be rented for transient or hotel purposes (leases under 30 days are prohibited), and you cannot rent less than the entire unit. Leases must be in writing and subject to the declaration and bylaws.
- Vehicle restrictions: No trailers, campers, RVs, commercial vehicles (other than standard pickup trucks), boats, or inoperable vehicles may remain on the property except in designated areas or temporarily for loading/unloading.
- Animals: No animals or birds may be kept unless specifically permitted by the bylaws or rules adopted by the Board. The declaration does not set a specific pet limit — that is left to the association's rules.
- Architectural review: Exterior changes (buildings, fences, patios, awnings, etc.) require written approval from the Board or Architectural Control Committee before starting. Plans must be submitted, and if no response is given within 60 days, approval is deemed granted.
- Assessments & liens: Each unit owner must pay regular monthly assessments and special assessments for capital improvements or unexpected expenses. Unpaid assessments create a lien on the unit, which the association can foreclose.
- What this document doesn't cover: This is an excerpt from the original declaration, so some sections (like pet rules details, specific assessment amounts, and other bylaws) are not fully provided. Some text is garbled from OCR.
