Pleasant Acres is a single-family home subdivision in Mansfield, TX, governed by a homeowners' association (HOA) through a Declaration of Covenants, Conditions, and Restrictions recorded in 1996. These rules apply to all lot owners and require pre-approval for most exterior changes. The document also includes a separate restrictive covenant between a builder and an original owner that is not part of the community's general governing rules.
- Architectural review: All new structures, fences, outbuildings, and exterior changes require prior written approval from the Architectural Control Committee, which evaluates workmanship, materials, design harmony, and location.
- Building standards: Each residence must be at least 2,800 square feet (excluding Sandy Circle), have at least 70% masonry exterior walls on the first floor, a fire-resistant roof (wood shingle, composition, or tile), and a minimum 2-car garage (no front garages).
- Parking & vehicles: No vehicles, boats, or similar equipment may be stored in view of streets except passenger cars, passenger vans, motorcycles, and pickup trucks under 1 ton that are operable, registered, and in daily use. Driveways and sidewalks must be concrete.
- Animals: Horses are allowed only with Architectural Control Committee approval, up to 2 per tract. All pets must be kept in a fenced yard, and commercial breeding is prohibited.
- Enforcement & duration: Covenants run with the land for 30 years from recording (1996), then automatically extend for 10-year periods unless two-thirds of owners vote to change them. Violations may be enforced by any property owner, with recovery of costs and attorney fees.
- What this document doesn't cover: This document does not address HOA assessments, dues, or a governing board structure; those may be in separate documents. The builder's restrictive covenant (DOC 202432) is an individual agreement for dispute resolution and warranty disclaimers, not community rules.
