School Hill Addition is a single-family home subdivision in Dalworthington Gardens (near Arlington, TX). These covenants apply to all property owners and set rules for lot use, construction, and maintenance. They are not an HOA with monthly fees; instead, they place restrictions that run with the land for 30 years (auto-renewing).
- Land use & building type: Each lot is for one single-family home only. No trade, business, or nuisance activity is allowed. Minimum main dwelling size is 1,200 square feet, and no structure (except by committee approval) may exceed two stories.
- Construction time & completion: All permitted structures must be completed within 8 months after construction starts. No structure may be occupied until connected to the city sewage system.
- Pets: No livestock, poultry, or animals other than usual household pets are allowed. No pens or coops for such animals.
- Maintenance obligations: Grass, weeds, and vegetation must be kept mowed and neat. If not, the Architectural Control Committee may have them cut and bill the owner, creating a lien. Trash must be collected in covered containers by the city's licensed service; burning trash is prohibited.
- Architectural review: All structures, additions, or alterations require written approval from the Architectural Control Committee (composed of named individuals). Plans must be submitted; if no decision within 30 days or no lawsuit before completion, approval is deemed given. Fences must be masonry, hedge, steel, chain link, or substantial wood, no more than 6 feet high, and not placed in front of the house's front wall.
- Vehicles & temporary structures: No motor homes, travel trailers, mobile homes, or temporary structures are allowed. Building materials cannot be stored on the property until construction is ready to start. No structures may be moved onto a lot.
- Duration of covenants: These covenants run with the land for 30 years from the date the declaration is recorded, then automatically extend for successive 10-year periods unless two-thirds of lot owners agree to change them.
