What The Greene Homeowners Association's governing documents say
This is the amended and restated bylaws of The Greene Homeowners Association, a standard single-family HOA in Duncanville, Texas. It governs how the association is run—meetings, board elections, officers, committees, and finances—for homeowners in The Greene subdivision. It does not contain the community's use restrictions or architectural rules, which are in the separate Declaration of Covenants and Restrictions.
- Annual meeting & elections: The annual meeting is held at 7:00 PM in the second full week of September to elect directors. Directors serve two-year terms, with elections staggered so some are elected each year.
- Special meetings & member voting: Special meetings can be called by the president, the board, or members holding at least one-tenth of the votes. Members may vote by proxy (one per lot, valid up to 11 months) or by absentee/electronic ballot.
- Board meetings & open records: Board meetings are open to members, except for executive sessions on personnel, litigation, contracts, enforcement, or privacy matters. Meeting minutes and records must be made available to members on request.
- Board composition & vacancies: The board has a specific number of directors (details garbled) who serve two-year terms. Vacancies are filled by a majority vote of the remaining directors for the unexpired term.
