What Shadow Ridge Farm Estates I Amend's governing documents say
This document is an amendment to the existing restrictions for Shadow Ridge Farm Estates Phase I, a single-family home subdivision in Kaufman County, Texas. It modifies only the rule on exterior wall materials; the original restrictions contain all other rules not included here. This amendment binds all lot owners in Phase I.
- Exterior construction & materials: All buildings must have at least 75% of exterior walls made of new brick, brick veneer, stone, stone veneer, or masonry. Fireplace chimneys must be 100% brick, stone, or masonry. Any siding must be painted or stained a neutral color. Exterior construction must be completed within 150 days of beginning. Variations require Committee approval.
- What this document doesn't cover: This amendment does not address leasing, pets, parking, age restrictions, assessments, or other typical HOA rules. Those are in the original Restrictions (recorded in Book 1295, Page 794) and are not included here.
