What Green Oaks Home Owner's governing documents say
Green Oaks is a condominium community in Euless, TX — you own your individual unit and share ownership of the building's common areas, which the association maintains. The rules primarily apply to unit owners and their tenants.
- What you own & maintain: You own the interior of your unit (walls, floors, fixtures). The association maintains and insures all common elements (roofs, hallways, land, pool, clubhouse). Alterations to common elements require board approval.
- Leasing & rentals: Leases must be for at least 30 days and cover the entire unit. Subleasing less than the whole unit or for shorter terms is prohibited. The owner remains responsible for tenant compliance.
- Pets: Household pets (dogs, cats, fish, birds) are allowed subject to association rules. Typically no more than two pets per unit; no commercial breeding. The board may limit size/weight and prohibit animals that become a nuisance.
- Parking & vehicles: Park only in designated spaces. No commercial vehicles, inoperable vehicles, boats, RVs, or trailers. No major repairs on common elements. Motorcycles must be operated only from parking to outside the property.
- Use restrictions: Units are for residential, single-family use only. No business use except incidental home office. No signs, loud noises, noxious odors, or activities that interfere with other owners.
- Assessments: Each unit pays a monthly common assessment (specific amount not readable in OCR). Special assessments may be levied with owner approval. Assessments are a lien on the unit.
- Insurance: The association carries master property and liability insurance covering common elements and buildings. Unit owners are responsible for insuring their personal property and interior finishes.
- Declarant control: The developer (C.T.I. Holdings) controls the association until August 1, 1990, or 120 days after selling 75% of units. During this period, the developer has sole authority over architectural approvals and management.
