Coventry Point Addition is a single-family residential planned community in Fairview, TX. Homeowners own their lot and house, and these covenants, conditions, and restrictions bind all lot owners. The rules cover construction standards, property use, and maintenance, and are enforced by an Architectural Control Committee until lots are sold out, after which enforcement shifts to individual owners.
- Residential use & occupancy: Lots may only be used for single-family residential purposes. Each lot may have one detached or attached single-family residence (max 2.5 stories) plus a private garage. Occupancy is limited to one family (related by blood, adoption, or marriage) or no more than two unrelated persons living as a single housekeeping unit, plus household servants.
- Building standards & minimums: Minimum air-conditioned living area is 1,200 square feet (excluding porches, garages, and accessory buildings). At least 75% of exterior wall area (excluding windows, doors, gables) must be masonry or approved material. Roofing must meet City, FHA, and VA standards. Front setback is at least 20 feet; side setbacks as shown on the plat or required by the City.
- Architectural review: An Architectural Control Committee (appointed by Declarant) must approve all plans and specifications before any building, fence, wall, or improvement (including antennas and satellite dishes) is erected. The Committee reviews quality, design harmony, location, and drainage. Approval is in writing; failure to act within 45 days after submission constitutes approval.
- Vehicles & parking: Garage must accommodate 2–3 standard automobiles. No recreational vehicles, boats, or similar equipment may be parked/stored visible from any street unless they are passenger vehicles, vans, motorcycles, or pickups with current plates and in daily use. No inoperable or abandoned vehicles allowed. Vehicles with commercial printing, over 3/4-ton capacity, or transporting inflammables are prohibited from overnight parking.
- Pets & animals: Household pets (dogs, cats) are allowed for companionship, but no more than 4 pets per lot. Animals must be kept clean, properly tagged, and inoculated. No livestock, poultry, bees, or other animals may be raised, bred, or kept for commercial purposes or food.
- Maintenance obligations: Owners must maintain their lot, including mowing grass and weeds (must not exceed 6 inches), edging curbs, and keeping all improvements in good repair. If an owner fails to maintain, Declarant may do the work and charge the owner. Vegetables may not be grown in any yard facing a street.
- Term & amendments: The covenants run with the land for 25 years from recording, automatically renewing for successive 10-year periods unless amended. Until 90% of lots are sold, Declarant may unilaterally amend. After that, amendments require 51% owner approval (with Declarant's joinder for 5 years after recording).
