Creeks Forest Grove is a single-family residential subdivision in Lucas, Texas, governed by a homeowners' association (HOA). The declaration outlines requirements for building and design approval, property maintenance, assessments, and use restrictions.
- Architectural review: All new construction, additions, or exterior modifications (including decks, patios, fences, and structures like gazebos) must submit plans to the Building and Design Committee. The committee has 30 days to approve or disapprove; if no response, approval is deemed granted. Roofing must be tile, standing seam metal, or specialty architectural fiberglass composition with minimum pitch of 10/12 (gables 14/12). Siding must be stone, wood (limited), brick, or stucco (adjacent lots cannot both be stucco unless different design and committee approval). Approval is advisory; homeowner bears full responsibility for compliance.
- Building restrictions: Lots are for single-family residential use only. Minimum square footage is required (no smaller than the minimum lot size allowed by local government).
