What Wolf Creek Homeowners As's governing documents say
This document is an amendment to the bylaws and supplemental rules for Wolf Creek Homeowners Association, a single-family home community in Fairview, TX. It details the association's enforcement powers, specific property use restrictions, and a fine schedule. This is not the full set of governing documents; it amends and adds to the original CC&Rs and bylaws.
- Enforcement & fines: The Board may impose fines, liens, suspend voting rights or recreational facility use, tow vehicles, and perform self-help maintenance. Fines are set per a schedule (e.g., $25 every 10 days for many violations, $30 daily for boat/trailer parking violations). A 10-day cure period is generally required before fining for first violations; subsequent violations within 12 months may incur automatic fines.
- Satellite dishes & antennas: Permitted devices (satellite dishes 1 meter or less, certain antennas) may be placed without prior approval but must be in the least conspicuous location and screened from public streets or common areas. Larger dishes or other electronic towers/aerials require Architectural Control Committee approval.
- Temporary sports equipment: Temporary sports equipment (e.g., basketball goals) is allowed in front and side yards but must be maintained in good condition and stored screened from public streets or common areas when not in use. The owner has 10 days from notice to comply.
- Boats, trailers & recreational vehicles: Boats, campers, travel trailers, motor homes, and similar vehicles cannot be parked on public streets for more than 3 consecutive days. If not moved within 10 days, the association may tow at owner's expense. Parking in a lot requires screening from public streets.
- Cash application policy: All payments received by the association are applied first to fines, then to attorney's fees, handling charges, late charges, and finally to assessments, regardless of any restrictive notation by the owner.
- What this document doesn't cover: This document does not include the full declaration of covenants, conditions, and restrictions (CC&Rs), architectural review standards, common area rules, or assessment amounts. Refer to the original governing documents for complete community rules.
