Broadmoor Estates Homeowners Association, Inc. is a standard single-family HOA in Lucas, TX. This Declaration of Covenants, Conditions and Restrictions (CCRs) governs 34 buildable lots. - Minimum floor space & building materials: Each home must have at least 3,000 square feet of air-conditioned floor area (excluding porches, garages, breezeways). Exterior walls must be brick, stone, cementious siding, or other material approved by the Architectural Control Committee (ACC).
- Architectural review: No construction, alteration, or exterior change may begin without ACC approval of plans. The ACC considers design harmony, topography, landscaping, and compliance with the CCRs. Variances may be requested in writing.
- Fences: No fence is required, but if installed: on lots backing up to the subdivision exterior, a 6-foot board-on-board cedar fence with cap is allowed. Elsewhere, only tubular steel fencing with at least 50% open space and max 6 feet height, powder-coated or rust-resistant. Solid wood and chain link are prohibited. Fences must not be nearer to any street than the minimum building setback line unless approved.
- Pets: Household pets (dogs, cats) are permitted, but no livestock, poultry, or animals of any kind may be raised or bred on any lot.
- Assessments & fees: Regular Assessments are set annually by the Board and cannot increase more than 25% over the previous year without member approval. Special Purpose Assessments require a special quorum vote. Late payments incur interest at the lesser of 15% per annum or the maximum legal rate, plus a late charge. Unpaid assessments become a lien on the lot.
- Vehicles: No commercial vehicles, boats, trailers, campers, motor homes, or other recreational vehicles may be parked on lots or streets. No vehicles transporting inflammatory or hazardous materials are allowed.
