This is a preliminary 'Declaration and Notice of Development Plan' for Northfork Ranch, a single-family subdivision in Lucas, TX. It does not contain the actual community rules; it merely establishes that future CC&Rs (yet to be recorded) will apply to early lots from the date of this notice.
- Future CC&Rs: The full set of rules (Supplemental CC&Rs) will be recorded later. Once recorded, they will apply retroactively to lots sold before recording (early lots) as of the date of this notice (September 8, 1998).
- Early lots: Lots sold before the Supplemental CC&Rs are recorded are called early lots. Purchasers of early lots agree to be bound by the future CC&Rs and may be asked to consent in writing to those rules.
