Lavon Ranchettes 9 is a platted subdivision in Farmersville, TX, governed by restrictive covenants recorded in 1978. The rules apply to lot owners and their heirs, covering building restrictions, architectural approval, and use limitations. The subdivision includes both residential lots (Blocks A and B, Lots 1–16) and commercial lots (Block B, Lots 17–20), each with distinct permitted uses.
- Property use restrictions: Residential lots: only single-family dwellings or mobile homes (constructed of all new materials, no more than two stories). Minimum lot size 0.5 acres; lots cannot be subdivided below that. Commercial lots (17–20): may have a single mobile home for owner/employee occupancy only; no renting to others. Two full lots may be combined for one building site.
- Architectural control: No structure may be erected without written approval of the Architectural Control Committee (composed of J. J. Marcus, Jr., and others). Approval must be in writing. Committee members serve without compensation; the majority of lot owners may change the committee via recorded instrument.
- Mobile home requirements: Mobile homes on residential lots must be at least 12 feet wide and have a minimum of 599 square feet of living area. Within 90 days of placement, the base must be completely screened with metal, wood, fence, or evergreen planting, approved in writing by the committee.
- Setbacks: No structure within 35 feet of the front property line or 10 feet of side lines without written committee approval. For commercial lots, the front setback may be used for employee/customer parking.
- Pets & animals: No breeding or raising of livestock or poultry except for the owner's personal use (reasonable number allowed with proper facilities). Dogs, cats, and household pets permitted, but not for commercial purposes. Owners must confine animals to their lot and maintain sanitary conditions.
- Vehicles & parking: No inoperable motorized vehicle may remain on a lot for more than 30 days. Vehicles transporting flammable or explosive cargo are prohibited except for deliveries. No sign of any kind closer than 15 feet from any tract, except one professional sign (not exceeding one square foot) or a builder's sales/rental sign during construction/sales period.
- Waste & nuisances: Lots may not be used for dumping rubbish, trash, or waste. All trash must be kept in sanitary containers; incinerators must be kept clean and sanitary. No noxious or offensive activities that become a nuisance to the neighborhood.
- Term & enforcement: Covenants run with the land for 25 years from January 17, 1978, and automatically renew for successive 10-year periods unless a majority of lot owners record an instrument to change or terminate. Violations may be enjoined or remedied by court order; invalidity of one provision does not affect others.
